Basic Variable Home Loans
Is a home loan without the bells and whistles that standard variable home loans offer. These are ideal for the first home owner, as your main objective is to obtain the cheapest interest rate possible, keep you payments to a minimum and be able to pay off you home loan faster. Interest Rates start from 5.95%.
Standard Variable Home Loans and Professional Packages (Pro Packs)
Are aimed at borrowers who have multiple banking requirements and multiple properties. Their main function is to provide one annual fee of approximately $350 which saves the borrower multiple fees on multiple properties, under one Professional Package.

Looking to build you “Dream Home” then look no further. At AIH we have access to many loan products up to 95% + LMI Australia wide.
Investment Property Loans
Borrow up to 95% on your investment Property with interest rates starting from 5.95%.
Low Doc Loans
Low Doc Loans or Lo Doc Loans or No Doc Loans as they are referred to are available by most lenders primarily for the Self Employed who are unable to provide Tax Returns for one reason or another. AIH still has access to Lenders who offer flexible solutions at competitive rates. Rates start from 6.09% and we can lend up to 80% of the value of your property.
Owner Builder
AIH can help you with your Construction Finance up to 80% LVR for residential, industrial and commercial properties. Generally you fall outside the banks criteria and this is where our Managed Investment Funds or Private Lenders can assist. Loan terms range from 3 – 12 months.

Fixed Rate Home Loans
Most Banks / Lenders offer the option to fix your Home Loan or Investment Property Loan, or a portion of it, for up to 5 years. Some lenders also offer you the option to fix the interest rate up to 10 or 15 years.
100% Offset Accounts
An Offset Account is an account which is attached to your Home Loan and whatever the balance is in this account reduces the balance on the Home Loan, therefore offsetting the monthly interest that you pay. The more you have in this account the less interest you ultimately pay on your home loan.
Line of Credit Loans
Line of Credit Loans are Home / Investment Loans have a set limit which you can draw down, as and when you require, like a big credit card secured against your property. These are interest only facilities with the loan term generally over 25 years or until such time as you pay out the facility.
Private 1st and 2nd Mortgages, Short Term Finance & Caveats
We have many lenders who will fund up to 80% LVR for various situations whether it is for Short Term Finance, Bridging Loans, Construction Loans, Owner Builders, Company Loans, Family Trusts, Business Loans, Coded Loans, Non Coded Loans, Self Managed Super Funds, etc. The following security is generally considered and various LVR’s apply for Residential Homes, Rural Residential, Rural, Industrial, Commercial, Developers surplus stock, specialized security, etc.
Commercial Loans
Commercial Loans are available as either a Full Doc or Low Doc facility depending on the location and loan size with LVR’s up to 80%.
Property Development Finance
AIH has access to many lenders, including Managed Investment Funds and Private Lenders, who will fund Property Development Projects. They generally will lend up to 70% GRV.
Mezzanine Finance
Is used for additional funding i.e. second mortgage for property development projects up to 100% of hard costs or up to 80% GRV.
Deposit Bonds
Allow you to purchase a home or invest in property without having to provide the deposit in cash. Deposit Bonds act as a substitute for the cash deposit between signing a contract and settlement of a property; they are issued by insurance companies for a modest fee. At settlement the purchaser is required to pay the full purchase price including the deposit. Both short term (up to 6 months) and long term (up to 48 months) guarantees are offered to suit any settlement terms.
